279,800 SF Office Tower Delivering Optimum Live/Work Environment alongside New 442-Unit Luxury Apartment Community
SAN DIEGO, Calif., February 19, 2019 – Sunroad Enterprises introduces Centrum, an 11-story, Class A project totaling 279,800 SF. Centrum is San Diego’s premier, best-in-class office project offering tenants a central, accessible and highly-visible location, above-market parking, an array of onsite amenities and proximity to an abundance of multi-family options for their employees. Sunroad Enterprises has also announced the ground breaking of the final phase of the master planned commercial area in Kearny Mesa (San Diego), California commonly referred to as the Spectrum. The centerpiece of the final phase is Vive Lux, a brand new 442-unit luxury apartment rental community located along Spectrum Center Blvd next to Centrum. Cushman & Wakefield’s Derek Hulse and Brett Ward have been hired to lead the leasing efforts for the Class A office tower, which is now pre-leasing.
Sunroad Enterprises’ new high-end apartment community Vive Lux is scheduled to commence construction in the first quarter of 2019 with completion set for mid-2021. Vive Lux will be a fully amenitized community featuring a 2,500 sf gym, open-air lounge on the 5th floor, wine tasting room, cabanas, pool and pool room, hot tub, game room, activity center, concierge services, dog spa, bike storage, work center, private work room, and conference center. The leasing center will also be on site.
Dan Feldman, President of Sunroad Asset Management, stated, “The opportunity to develop a 442-unit, luxury apartment complex alongside Central San Diego’s premier Class A office project is a very rare opportunity and will cater to the demand for a live-work environment.” He added, “By providing a true mixed-use experience we are able to offer our office tenants housing options next door to their place of work in addition to amenities typically reserved for the apartment residents.”
“Representing one of the largest single, Class A availabilities in Central San Diego County, Centrum presents the best leasing opportunity in the center of San Diego’s corporate hub,” said Hulse, Managing Director. “The tower will be able to accommodate multi- or single-tenancy, with abundant parking, large, efficient floor plates and surrounding retail and multi-family.”
He added, “As one of the most visible and accessible Class A buildings in the county, situated directly along Route 163, the building’s location drastically reduces commute times for the majority of employees coming to the project.”
Located at 8620 Spectrum Center Blvd., the 11-story office tower also resides within the master-planned Spectrum community featuring over 2,500 residential units, a two-acre park and an abundance of surrounding retail, restaurant and fitness services.
Hulse added, “Kearny Mesa is amidst a community plan update that is going to transform the area and sets forth a roadmap that will add thousands of residential units.”
Ward, Executive Director said, “With a variety of desirable on-site and nearby housing and retail options within a short vicinity plus being rooted near all major freeways providing countywide accessibility, Centrum invites a true live-work-play environment. Furthermore, ownership has plans to add a new food & beverage option as well as bring a better fitness experience to the project. Their plans also call for remodeling the building’s interiors.”
Ward, noted, “We are already in discussions with several companies interested in this project.”
Developed just over a decade ago, Centrum also marked the region’s first LEED Certified Class A building, meeting a stringent set of standards for sustainable design and construction. The building was designed by Brian Paul & Associates.
